“This is a clean deal.” “The lender will love this.” “We’ll have no problem getting this funded.”

And every lender has quietly thought:

“…Sure. Until we ask for documents.”

Here’s the uncomfortable truth: Most deals that fall apart don’t fail at credit. They fail at paperwork, packaging, and preparation.

Sellers get frustrated. Buyers get overwhelmed. Lenders get blamed. And brokers swear, once again, that “SBA is slow” or “banks just don’t get it.”

Before taking a deal live, ask the same questions a senior lender would ask you.

Try these on your next listing:

  1. Does this P&L tell a consistent story? If not, fix the story first.
  2. Would a lender believe these addbacks? If you’re hesitating – they won’t.
  3. Would I personally lend money on this deal? If the answer is no, don’t pretend it’s “bank-ready.”
  4. Is the documentation complete enough that a lender won’t have to chase us? If your package creates more questions than answers, you’re the bottleneck.
  5. Can a buyer realistically run this business day one? If not, the lender will kill it at transferability.

When you pre-underwrite a deal, two things happen:

  • Your credibility with lenders skyrockets
  • Your closing ratios jump without any extra marketing

Most brokers fear being strict. Professionals embrace it.

AI Strategy Minute: AI Can Draft a Package – It Can’t Fix Bad Financials

There’s a new trend: Brokers using AI to generate CIMs, summaries, financial overviews, and process emails.

That’s great – until the numbers are wrong. Or inconsistent. Or unauditable.
